You may not be aware that at Waterman Property Advocates, we assist clients with the purchase of commercial, industrial and retail property, as well as residential property.
Commercial and industrial (C&I) property is a very different market to residential property, with different lease structures, yields, outgoings, tenant considerations and risks. For buyers considering this sector, understanding the property itself and carrying out the right due diligence is particularly important.
C&I properties can offer higher rental yields than residential property; however, yield is only one part of assessing a property. Location, property type, building condition, tenant, remaining lease term, rent reviews, outgoings and potential future vacancy all need to be considered.
Commercial leases are also generally structured differently from residential leases. Lease terms may run for three, five or even ten years, often with options to renew. Depending on the lease, tenants may also be responsible for some property outgoings such as council rates, insurance, gst and certain maintenance costs.
Rent reviews may be built into the lease and can be based on CPI, fixed percentage increases, market reviews or other agreed mechanisms. Understanding these provisions is an important part of assessing the property and its existing lease.
There are also risks to consider. Commercial properties can take longer to lease when vacant, and the suitability of the property for future tenants can have a significant impact on its marketability.

The warnings have been there for weeks, but it was still not good news for borrowers and homeowners when the Reserve Bank of Australia (RBA) raised the cash rate again on Tuesday.
In the fourth rise this year, the official rate has now reached 4.6 per cent, the highest level since November 2011. RBA Governor Michele Bullock laid much of the blame on the rolling impacts of the Middle East conflict and higher fuel prices, for stubbornly high inflation.
