Interest rates down again

Hi everyone,

I hope you are having a wonderful week. Those of you in houses will have lots of free time on your hands while not needing to water the garden this week and for the rest of us in units and apartments we will have cleaner windows! Even though it is a bit wet and gloomy it is still important to get out and go for a walk, (maybe put a raincoat on even if it looks clear) keep active and eat well to feel your best and achieve your goals. The good news is sunshine has been predicted for Saturday when you come to visit us at our opens.

The Reserve Bank lowered the cash rate by 25 basis points to 3.85% on Tuesday, making its second cut this year. The rate cut means firstly that they are not going up so brings some certainty to those looking to buy but also means more vendors will consider selling now and secondly you may be able to borrow more! We are hoping to see a strong boost in buyer activity in the coming weeks.

SAVE THE DATE: We are excited to share that our office is hosting Australia’s Biggest Morning Tea with the Cancer Council on the 24 June, from 10:00am to 12:00pm Please let us know if you can make it and we will send you the details. We would love for you to come along, share a cuppa, and help us raise money for a great cause!

Last week, we sold 29/1-11 Donald Street, Carlingford in just 1 week for $540,000 after being listed with another agent for over 3 months.

12/36 Cambridge Street, Epping was sold under 2 weeks for $790,000 in a brought forward auction, well above the reserve.

Congratulations to all our happy buyers and sellers!

This week we will auction:

79 Abuklea Road, Marsfield, a rare 2,633sqm parcel of prime land in the heart of Marsfield, auction at 2.15pm, with viewing and registration start from 1.45pm.

Here are a few new properties for you to see (and there are more below):

Interest rates down by 0.25

As was widely predicted, the Reserve Bank this week cut the official cash rate by 0.25 of a percentage point, taking it to 3.85 per cent. This is the second cut this year, and will provide considerable relief to many home loan borrowers.

The last time the cash rate was this low was in May 2023. With all four major banks announcing they will pass on the change, borrowers with a mortgage of around $600,000 could expect to pay $90-$100 less each month.

Put interest rates to work for you

With interest rates down this week and speculation that they could drop again in the coming months, this might be the perfect opportunity for borrowers to consider whether your home loan is working as best as it can for your needs.

Here are a few easy techniques borrowers can implement in order to take advantage of lower rates.

Fight mould and mildew

The crazy weather Australia has been experiencing lately – flooding storms alternating with warm sunny days – is unfortunately ideal for encouraging the growth of mould in our homes.

Mould and mildew can appear on any surface, given the right conditions – it usually just needs excessive moisture and a lack of light. Fortunately, however, it is easily detected.

Investor loans drop

Following a strong year, lending fell in the early months of 2025, according to data released this week by the Australian Bureau of Statistics (ABS).

The figures show that the number of new investment loans fell by 3.7 per cent in the March quarter, while new home loans fell by 3.4 per cent.

Dial down recessed lighting

A popular feature of many newly built homes, recessed lighting is handy in some situations but can feel clinical and over-bright at times.

For a more cozy and warm effect, turn off the lights and instead use other fixtures placed around the room such as table or standard lamps. If you want a softer overhead light source, consider installing a few decorative pendants as an alternative.

Jeeves, wash the car

Washing the car. For most of us, it’s yet another weekend chore – unless you are the owner of a ‘super estate’ near Ann Arbor, Michigan.

Currently listed for US$8.75m, the estate boasts three homes, caretaker’s cottage, spa and sauna, greenhouse, full-sized sports court, playground, windmill, indoor pool, and a drive-thru car wash.
