Lest we forget

Hi everyone,

School’s back, the air is crisp, and the Epping market is moving.

With the cooler weather creeping in, we’re seeing a renewed focus from buyers looking to settle before winter. Despite the change in season, local demand remains resilient. Our recent sales show that quality homes are still achieving fantastic results. If you’ve been wondering how your property sits in the current market, now is a great time for a chat.

Anzac Day: Lest We Forget
Out of respect for Anzac Day, we will not be working this Saturday. We invite you to join us for the Dawn Service at the Epping Cenotaph (Forest Park) at 6:00 am.

Note: In the event of wet weather, the service will move to the foyer of The Epping Club.

Updated Inspection Times
To ensure our properties get the attention they deserve while we pause on Saturday, we will be holding Open Homes this Friday instead. We will return to our usual Wednesday and Saturday schedule next week.

Exceptional local results this week

Our team has been busy across Epping and surrounds, securing strong results even as we transition into the cooler months. The high clearance rates and "sold prior" results highlight that buyer appetite remains incredibly high for well-presented homes.

Freestanding homes and premium results

: Sold at auction for $2,420,000. A fantastic result that reflects the enduring demand for family homes in our local pockets.

: Sold prior to auction for $1,985,000. This early sale demonstrates the urgency of current buyers to secure property before the winter lull.

: Sold prior to auction, this potential duplex site, sold for a great price (purchaser requested confidential). Another successful campaign in a highly sought-after street.

: Sold at auction for $1,080,000. This premium price point for an Eastwood apartment shows that the market for high-quality, convenient living is stronger than ever.

: Sold for $715,000. A great entry point into the Epping market for a savvy buyer or investor.

·         52/38 Solent Circuit, Norwest

: Sold for $1,100,000. Stylish apartment in a premium Norwest location within the sought-after Watermark complex.

Why the Market is Holding Firm

You may have noticed the headlines, but on the ground in Epping, the data tells a story of resilience. Median house prices in Epping have grown approximately 3.5% over the last 12 months, supported by extremely tight inventory currently, there is less than one month’s worth of stock available for sale. This "supply-side tightness" means your property is entering a market where it isn't just one of many; it is a rare opportunity for hungry buyers.

Thinking of being our next success story?

New skin to boost solar cell longevity

Australia leads the world in the adoption of solar power, so it is good to see that researchers at the Massachusetts Institute of Technology have developed a material that will improve the longevity of the solar panels we’re installing.

The new, lightweight polymer coating known as 2DPA-1 has the potential to boost the longevity of perovskite solar cells by limiting the corrosive damage that gas particles can inflict on photovoltaic panels.
